Our Step-by-Step Approach to Selling Your Property
Step One - “Ideal” Analysis
We begin with a detailed analysis of your selling requirements. What profit do you need to make? How fast do you need to sell the home? What is the scheduled time frame for completion? Are we going to use a “builder” agreement or the standard Real Estate Commission Agreement? What access do buyers have to the home? Etc.
Step Two – “Exclusive” Representation
We have a fiduciary responsibility to represent your interests throughout the entire transaction.
Step Three - “Meaningful” Market Analysis
We conduct an extensive "Market Analysis" for the neighborhood. The "Market Analysis" provides helpful decision making information including the prices of recent sales, price paid per square foot, active listings, pending sales, etc.
Step Four - “Important” Feature Highlights
We personally walk your property and highlight all the "positive" features. It is important for buyers to notice what makes your property special.
Step Five - “Strategic” Pricing
Based on your needs, the market, and the property’s features, we will recommend a market price for your home.
Step Six - “Creative” Marketing Plan
We build a custom marketing plan based on the uniqueness of the property. If for some reason, we can not produce a creative marketing plan, we will hire a professional marketing consultant to help further our efforts.
Step Seven - “Aggressive” Marketing Action
What good is a plan if there isn’t action? We aggressively attack the market with “all the fun” material we created. This is by far and away the most important service we offer. Without an able & willing buyer, all of our work is for not.
Step Eight - “Convenient” Showings
Our office, which is open seven days a week, will handle all the showings for your property. It is important that Realtors and Buyers have reasonable access to the property. You’ll be notified before each showing. If for some reason the property is unavailable to show, we personally will follow up with the Realtor and Buyer to schedule another showing.
Step Nine - “Quality” Status Reports
It is important that you are informed. We will regularly provide you with updates. You’ll know the number of recorded visitors to the property, their comments, recent sales, market conditions, etc.
Step Ten - “Genuine” Offers
We will present all offers to you in a timely manner. We discuss and help you rank each offer. If we need advice, we will hand the offer over to our legal counsel for review.
Step Eleven - “Confident” Negotiations
If we don’t find the offer adequate, we will enter the negotiations looking for a win-win, however we will never sacrifice your needs. We will negotiate on your behalf to obtain the best price and terms possible.
Step Twelve - “Careful” Closing
We will carefully manage the transaction to close. We will complete all documentation to ensure that you understand the process and your rights.
