Increasing the chance of success!

Buying a parcel of land can be the single most important decision determining the success of your endeavor. That’s why we DO NOT "drive around and point out lots."  We’ve developed a purposeful system to help increase your chances of success. 

STEP ONE “Ideal” Analysis
We begin with a detailed analysis of your building requirements.  We need to understand your “ideal” situation.  Do you already have a plan or are you going to design a home specific to the site? What size of building envelope is required? Are you working with a client? What is your preferred area? What type of property features do you require. Etc.

STEP TWO – “Exclusive” Representation
We have a fiduciary responsibility to represent your interests throughout the entire transaction.

STEP THREE – “Orderly” Property Search
After we agree to representation, we start making phone calls to developers, private individuals, and we search all active and inactive listings.

STEP FOUR – “Sharing” of Information
It is important we share information with you. At this time, we’ll find out if we are on the same page. If we are not, we’ll clarify your needs and collect additional data.

STEP FIVE (a) – “Scenic” Lot Visits
After we determine a suitable lot and a desired development, we visit the properties.  We spend time searching for  survey pins, boundaries, etc.  We do our homework so you don't have to.

STEP FIVE (b) – “Meaningful” Market Analysis
Once we find several building sites, we conduct an extensive "Market Analysis" for each community.  The "Market Analysis" provides helpful decision making information including the prices of recent sales, square footage, price paid per square foot, taxes, utilities, etc.

STEP SIX “Intelligent” Data Collection
At this point, we will request surveys, soils reports, and encroachment information from the seller. If the seller is unable to provide this information, we will add additional contingencies within the offer.

STEP SEVEN – "Genuine” Offer
We look for a win-win in every offer while keeping your best interests in mind.  Our legal team reviews all offers before submittal.  We'll include necessary contengcies to protect your investment.

STEP EIGHT  – “Confident” Negotiation
We work with the Listing Broker and/or Seller on contingencies, pricing, terms, etc. until acceptance of the offer.

STEP NINE“Careful” Transaction Management
We monitor and manage the sale through close
